    • BASE CONTRACT: Data Cabling 

    • Typical cabling requirements for office (2) Cat 6 cables for each FTE.

      Data Cable Type ‐ The cable jacket used for horizontal data wiring shall be rated for the installation environment. It shall be plenum‐rated where used in a plenum space, and PVC coated where non‐plenum is required or conduit from end‐to‐end is used. It shall be 24‐AWG unshielded 4‐ twisted‐pair cable using standard blue‐orange‐green‐brown color‐coded conductors, and shall meet EIA/TIA‐568 Category 6 specifications.


      Telephone Cable Type ‐ The cable jacket used for horizontal telephone wiring shall be rated for the installation environment. It shall be plenum‐rated where used in a plenum space, and PVC coated where non‐plenum is required or conduit from end‐to‐end is used. It shall be 24‐AWG unshielded 3‐twisted‐pair cable using standard blue‐orange‐green color‐coded conductors, and shall meet ANSI/TIA/EIA‐568 Category 6 specifications at minimum.

      When 24/7 option is selected, the telephone Data room is maintained at 70 to 75 degrees fahrenheit and the relative humidity at 40 to 55%
    • Small servers on open racks do not always require independant cooling. sometimes an exhaust fan and a vent in the door is sufficient.

      The next step up in cooling is a dedicated vent from the house system into the room which is oversized and may or may not include a booster fan in the ductwork or register.

      When 24/7 option is selected, the telephone Data room is maintained at 70 to 75 degrees fahrenheit and the relative humidity at 40 to 55%.

      A ductless mini-split is typically the best resource for this because the fan/coil unit (which runs off of the chiller systems) may not have a cold water source over weekends when the units go into hybernation or low circulation mode. 

      In some instances, this ductless system may be redundant units and 2 are provided.

    • There are two types controls for access systems; computerized and non-computerized.

      Non-Computerized is fully functional, can have a battery back-up system, but activities are not recorded and cant be controlled remotely with most systems.

      Computerized systems are more sophisticated. They can be monitored remotely, provide or limit access, lock out from remote locations. they can schedule and operate unlock & lock.  They are propritary and typically come with a maintnence agreement and or monitiring fees.

    • Carpeting: with an equivalent to 26oz face weigh is typical for most offices and area.  It is typically the default flooring material.

      Vinyl Composition Tile:  Is the standard material for wet and spill proned areas.  it is inexpensive, easy to maintin and looks great for the duration of the lease period.  This is a good option when the lessor or owner has a maintnence crew.

      Ceramic tile: This is an upgrade material above most base contracts.  It is very durable, dies not show wear, and is very easy to maintain. 



    • BASE CONTRACT: Paint finishes

      Select wall finishes for non-wet areas. Wet areas are semi-gloss by default.

    • Flat is a low-sheen paint with a non-reflective finish that touches up well and hides minor surface imperfections. It's ideal for low traffic areas, interior walls and ceilings. 

      Matte has a low luster reflective finish that is durable, easy to clean, touches up well, and also hides minor surface imperfections. It is great for low to moderate traffic areas, such as interior walls.

      Eggshell Enamel has a soft, velvety appearance and is a good choice for moderate traffic areas such as Reception areas.

      Satin Enamel if you desire a pearl-like appearance, and are painting moderate to high traffic areas or areas that have some exposure to moisture, such as Pantries or break areas. 

      Semi-Gloss Enamel if you desire a sleek, radiant sheen that is great from cabinets and trim, high-traffic areas and high-moisture areas and especially metal trim and door frames.

      Hi-Gloss Enamel creates a brilliant, shiny appearance with a glass-like finish. This is great for high-use surfaces.
